Know your system

Dunwoody’s EIFS is reaching its second life

A large share of Dunwoody’s commercial buildings went up during the decades when EIFS was a favorite cladding for offices, hotels and retail. It was light, insulated and could be shaped into cornices, bands and reveals, which is why so many Perimeter-area buildings carry it. Many of those walls were installed as barrier systems, relying on the face of the wall and its sealant joints to keep every drop of water out.

That works until the joints fail. When the sealant at windows, panel edges and terminations splits, water gets behind the foam with no way to drain, and the sheathing starts to soften. On the surface you may only see a hairline crack, a stain or a section that gives slightly when pressed.

Restoration starts with finding where the system is wet. We take moisture readings at joints and terminations, open the areas that test wet, and replace damaged sheathing before rebuilding the EIFS with compatible base coat, mesh and finish. Joints are rebuilt correctly, and where a building needs a longer service life we discuss drainable conversion details. A finish recoat then brings the whole facade back to one color.

What we restore

EIFS & Dryvit restoration in Dunwoody

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

EIFS in Dunwoody

One city, several generations of EIFS

Dunwoody’s EIFS ranges from older barrier systems to drainable walls on newer buildings, and each is repaired differently.

We see older barrier EIFS on office buildings and hotels from the Perimeter area’s early growth, EIFS bands and towers on neighborhood shopping centers, and newer drainable systems on recent multifamily and mixed-use projects. Identifying which system is on the wall, and how it was detailed at windows and parapets, is the first step on any Dunwoody EIFS project.

Office & hotel facades

Barrier EIFS on mid-rise buildings, with sealant joints and window perimeters that are often past their service life.

Retail towers & bands

EIFS sign bands, towers and cornices on shopping centers that take weather at every corner and cap.

Newer drainable systems

Drainable EIFS on recent multifamily and mixed-use buildings, maintained so the drainage keeps working.

Questions & answers

EIFS & Dryvit questions from Dunwoody owners

What Dunwoody owners, managers and boards ask about EIFS repair and restoration.

How do we know if our Dunwoody building has EIFS or stucco?
EIFS sounds hollow when tapped and has a foam layer under a thin reinforced finish; hard coat stucco is solid and much harder. Many buildings have both, such as stucco walls with EIFS trim. We identify the systems during the site walk.
Can EIFS be repaired, or does it have to be replaced?
Most EIFS can be repaired. Dry areas are kept, wet areas are opened and the substrate replaced, and the system is rebuilt and recoated. Full replacement is only recommended when damage is widespread.
Is Dryvit the same as EIFS?
Dryvit is a brand of EIFS, and the name is often used for EIFS in general. Repairs should use materials compatible with the system already on the wall.
Can you restore EIFS on an occupied hotel or office building in Dunwoody?
Yes. We phase the work by elevation, keep entrances and drop-off areas open, and coordinate noisy cutting with the property’s schedule.
Do we need city approval to change the color of our EIFS facade?
It can depend on where the building is and what is changing. Check with the City of Dunwoody before a color or design change, especially in areas with design standards such as Dunwoody Village, and check with your association if the property has one.
How much does EIFS restoration cost?
It depends on how much of the wall is wet, the access needed, joint lengths and whether the facade is recoated. A moisture survey and a written, itemized quote come first.
