Built to drain

Re-cladding a Dunwoody building the right way

Much of the EIFS work in Dunwoody now is not on new ground. It is an older office or retail building being repositioned, an addition tied into an existing facade, or a re-clad where a tired exterior is being replaced to compete with newer buildings nearby. Each of those projects puts new EIFS next to old construction, and the transitions are where it succeeds or fails.

A drainable EIFS starts behind the foam. We install a weather-resistive barrier over the sheathing, integrate it with window and door flashing, and use a drainage plane so incidental water has a way out at the base of the wall. Foam is adhered and rasped flat, the base coat is embedded with reinforcing mesh (heavier mesh at ground level and traffic areas), and the finish goes on in the color and texture your design calls for.

Joints get the same attention: expansion joints at floor lines and dissimilar materials, sealant at every window and penetration, and clean terminations at grade, roof edges and storefront frames. Where new EIFS meets an existing facade, we detail the transition so water cannot get behind either system. Foam cornices, bands and trim can be added as part of the same scope.

What goes into the wall

Every layer of a commercial EIFS facade

Each layer has a job. Skip one and the facade leaks, cracks at the openings or fails at its edges.

Weather-resistive barrier

A liquid-applied or sheet barrier over the sheathing, lapped into window, storefront and roof flashing, is the facade’s real waterproofing.

The layer that keeps it dry

Drainage & adhesive

Insulation board is set in vertical ribbons of adhesive so water behind the foam drains down and out at the base of the wall.

A path out for water

Insulation board

Foam board fitted tight, staggered at corners, rasped flat and kept clear of grade, sidewalks and paving.

Continuous insulation

Mesh & base coat

Reinforcing mesh fully embedded in the base coat, with diagonal patches at openings and heavier impact mesh at entrances and ground-floor walls.

Strength where traffic hits

Sealant joints & terminations

Expansion joints at floor lines and sealant with backer rod where EIFS meets windows, storefronts, copings and other cladding.

Joints planned, not added

Cornices, bands & profiles

Foam cornices, banding, window surrounds and parapet caps shaped and coated as part of the same system, with sloped tops.

Which cladding?

Choosing EIFS or hard coat stucco

Both can deliver the same look, but they are built differently. Drainable EIFS is lighter, adds continuous insulation outside the framing and makes cornices, bands and architectural shapes easy to form in foam. Hard coat stucco is harder at the surface and stands up better to carts, bikes and vehicles at ground level. Many commercial buildings use both: hard coat or impact-reinforced EIFS at the base and standard EIFS above.

We walk owners, architects and general contractors through the trade-offs, including how the wall meets windows, storefronts, roofs and other cladding such as fiber cement. If three-coat stucco is the better fit for part of the building, we install that too.

Our process

How a commercial EIFS installation comes together

Schedules depend on wall area, access, weather and cure time between coats. We set the sequence with you or your general contractor before mobilizing.

Review & sequence

We review drawings and the specified system, flag flashing and joint details that need answers, and sequence our work with the window, storefront and roofing trades.

  • Details reviewed early
  • Trade sequencing set
  • Access planned by elevation

Barrier, flashing & board

We check the sheathing, apply the weather-resistive barrier, flash openings and roof lines, then set insulation board in drainable adhesive and rasp it flat.

  • Sheathing checked first
  • Kick-outs at roof lines
  • Foam kept above grade

Base, finish & seal

Mesh is embedded in the base coat, the finish goes on in continuous sections, and sealant joints are installed at every termination.

  • Openings reinforced
  • Finish without lap lines
  • Sealant with backer rod

Bidding a project or planning a re-clad?

Bring us in before the walls are closed up. Flashing, joint and window details are easiest and cheapest to get right on paper.

New EIFS in Dunwoody

Building in a city that keeps renewing itself

Dunwoody’s commercial areas keep changing, and new cladding has to work alongside what is already there.

Around Perimeter Center, older buildings are being updated and new mixed-use and multifamily projects are going up next to them. Elsewhere in Dunwoody, retail centers get new towers and facades, and medical and professional offices add space. These are tight, busy sites with neighbors, traffic and tenants close by, so we plan staging, deliveries and work hours with the general contractor or owner from the start.

Facade re-clads

New drainable EIFS over existing buildings being repositioned, with transitions to the existing structure detailed.

Additions

New EIFS on additions to offices, retail and medical buildings, matched to the original facade.

New mixed-use & multifamily

EIFS packages for new buildings, coordinated with the framing, window and roofing trades.

Questions & answers

EIFS installation questions for Dunwoody projects

What owners, developers and general contractors ask before new EIFS work in Dunwoody.

Is EIFS a good choice for commercial buildings in Georgia?
Drainable EIFS performs well in Georgia when it is installed with a proper weather barrier, flashing and joints. Most problems with older EIFS came from barrier systems with no drainage and poor sealant details.
Can new EIFS be installed over an existing facade?
Sometimes. It depends on the condition of the existing wall and sheathing. We assess the substrate first; if it is wet or damaged, it is repaired or replaced before any new cladding goes on.
Do we need a building permit for EIFS work in Dunwoody?
New cladding and re-clads generally require permits. Check with the City of Dunwoody building department; on new construction, the general contractor usually holds the permit and we work under it.
Does Dunwoody review facade design changes?
Some parts of the city have design standards for exterior changes, so check with the City of Dunwoody planning staff before finalizing colors and materials. We can provide samples and product information for any review.
Can you add foam trim and architectural details?
Yes. Cornices, bands, quoins, window surrounds and other profiles can be made from foam and finished as part of the EIFS installation.
How is EIFS installation priced?
By wall area, complexity of details and trim, access and schedule. We bid from plans and specifications or from a site walk and provide a written, itemized quote.
