Outdoor spaces that earn their keep

In Dunwoody, outdoor space is a selling point. Restaurants near Perimeter Center and in Dunwoody Village use patios to add seats and draw the lunch and after-work crowd. Apartment and condominium communities compete on their pool decks, outdoor kitchens and grilling areas. When those spaces look worn, customers and residents notice.

Stucco is a good finish for these structures, but they take more abuse than a building wall. A bar front gets splashed and cleaned daily, a grill station sees heat and grease, and a cabana wall sits next to a pool and irrigation. Water gets into flat tops, unsealed counter edges and bases that sit in wet soil, and the stucco cracks, stains and delaminates.

We build these elements on a solid base, either block or a properly framed and sheathed wall, with caps and counter edges that shed water and a drainage path at grade. Heat-exposed areas near grills are detailed with appropriate clearances and materials, and finishes are chosen for cleaning and wear. On repairs, we find why the existing stucco failed and correct it before refinishing to match the property. The same care goes into restaurant facades and amenity buildings.

Picking the right base for the space

Concrete block is the most durable base for an outdoor bar or grill station. It does not rot, it takes stucco directly, and it handles the heat around commercial grills. It is heavy, so it needs a slab or footing that can carry it, which matters on elevated amenity decks.

A framed base with cement board is lighter and easier to shape, which helps with curved bars, long runs and decks with weight limits. If the frame is combustible, grills must be installed with the insulated jacket or clearances their manufacturer requires, and we plan the openings around that from the start. Load limits on decks and podiums are confirmed by the owner’s engineer or design team.

For existing features, refinishing is often the simplest option when the base is sound. We check before we quote and tell you if a crack or stain points to a problem a new coat would only cover.

Our process

Building around guests and residents

We schedule around service hours and pool seasons, and around the licensed trades, so gas, plumbing and power rough-ins are in place before a base is closed up.

Plan & lay out

We review the plans, confirm equipment cut-outs and clearances, and mark where licensed trades need to bring utilities.

  • Equipment specs reviewed
  • Slab & drainage checked
  • Written, itemized scope

Build the base

Block is laid or the frame is built and sheathed in cement board, with openings framed for grills, refrigeration and doors.

  • Square, level base
  • Openings framed to spec
  • Work area fenced off

Stucco & finish

Base and finish coats are applied and cured, the bottom edge is detailed to shed water, and the color is matched to the building.

  • Coats cured properly
  • Drip edge at the slab
  • Color & texture matched

Amenities in Dunwoody

Patios and pool decks on a busy calendar

Outdoor spaces in Dunwoody are busiest in the same warm months when stucco work is easiest to schedule.

Georgia’s long outdoor season means Dunwoody restaurant patios and community pool decks are in use for much of the year. We plan work for the quieter windows: off-season months for pools, closed hours or slower days for restaurant patios. Summer heat and afternoon storms affect cure times, so we build weather into the schedule and protect fresh work until it is ready for use.

Restaurant patios

Patio walls, bar fronts and planters for restaurants, built and repaired around service hours.

Pool & amenity decks

Cabanas, outdoor kitchens and grill stations at apartment and condo communities, scheduled for the off-season.

Caps & bases

Flat tops and wet bases corrected so new stucco does not crack and peel again.

Questions & answers

Outdoor amenity questions in Dunwoody

What Dunwoody restaurant owners, property managers and boards ask about stucco patios and amenities.

Can stucco be used near a grill or outdoor kitchen?
Yes, with the right base and clearances. We follow the appliance manufacturer’s requirements and use non-combustible construction where heat exposure calls for it.
Do you install gas, plumbing or electrical?
No. Those trades are handled by licensed contractors. We coordinate with them so rough-ins are in place before the walls are closed and finished.
Can you work on a restaurant patio in Dunwoody without closing it?
Often, yes. We section off the work area, schedule around service and protect seating and walkways. Some tasks may need a short closure, and we will tell you in advance.
When should our Dunwoody apartment or condo community schedule pool area work?
Usually in the off-season, after the pool closes and before it reopens. Condo associations should confirm board approval early so the work fits that window.
Does outdoor amenity construction in Dunwoody need a permit?
New structures, gas and electrical work generally do. Check with the City of Dunwoody building department; we can provide scope details for the stucco portion.
How are outdoor amenity projects priced?
By size, construction type, finish and access. We provide a written, itemized quote after reviewing the site or drawings.
